Reinsurance is insurance that insurance companies purchase to transfer a portion of their risk to other insurers (reinsurers). While apartment owners do not purchase reinsurance directly, the reinsurance market has a profound effect on the pricing, terms, and availability of apartment insurance, particularly in regions exposed to catastrophic events.

Primary insurers writing apartment coverage in hurricane-prone states (Florida, Texas, Louisiana, the Carolinas) and earthquake zones (California, Pacific Northwest) rely heavily on reinsurance treaties to manage their catastrophic exposure. Reinsurance availability also affects which insurers are willing to write apartment coverage in specific regions. If a primary insurer cannot obtain adequate reinsurance protection for its Florida apartment book at an acceptable price, it may reduce capacity, non-renew policies, or exit the market entirely. This dynamic explains why apartment insurance markets in catastrophe-exposed areas cycle through periods of tight capacity and elevated pricing.

Apartment owners cannot control reinsurance markets, but understanding the dynamic helps explain pricing trends. Working with a broker who monitors reinsurance market conditions and can time the insurance placement strategy accordingly (for example, marketing the account after January 1 reinsurance treaties settle rather than before) can yield more competitive results.
