Does apartment building insurance cover natural disasters?

Standard policies cover wind, hail, fire, and lightning, but flood and earthquake damage require separate policies.

Apartment building insurance covers many types of natural disaster damage, but the specifics depend on the peril and the policy form. Standard commercial property policies written on a special form (also called open perils or all-risk, corresponding to ISO Causes of Loss—Special Form CP 10 30) cover all perils except those specifically excluded. This means wind, hail, fire, lightning, snow and ice damage, and volcanic eruption are generally covered.

Flood and earthquake are the two major natural disaster perils that are excluded from standard property policies and require separate coverage. Flood insurance is available through the National Flood Insurance Program (established by the National Flood Insurance Act of 1968, 42 U.S.C. § 4001 et seq.) or private insurers. Earthquake insurance is available as a standalone policy or endorsement from various commercial insurers. The Robert T. Stafford Disaster Relief and Emergency Assistance Act (42 U.S.C. § 5121 et seq.) governs federal disaster declarations and FEMA assistance but does not replace the need for private insurance coverage.

Windstorm and hail coverage may also have special provisions depending on the property's location. In coastal areas and tornado-prone regions, wind and hail damage may be subject to a separate, higher deductible (often a percentage of the insured value rather than a flat dollar amount) or may be excluded entirely from the standard policy, requiring a separate wind policy through a state wind pool such as the Texas Windstorm Insurance Association (TWIA) or Citizens Property Insurance in Florida. Understanding the specific natural disaster exposures in your area and confirming that your insurance program addresses each one is essential for apartment owners.
