Garden-style apartments are among the most common multifamily property types in the United States. These communities typically consist of multiple two- or three-story buildings arranged across a campus-like setting with open-air corridors, surface parking lots, and shared amenities such as pools, playgrounds, and laundry facilities. Because the buildings are spread across a larger footprint, they present distinct insurance considerations compared to a single high-rise structure.

The sprawling layout of garden-style properties means more total roof area, more exterior wall exposure, and more ground-level entry points. Each of these factors increases vulnerability to weather-related damage, water intrusion, and crime. Roofing claims alone are one of the most frequent loss drivers for this property type, especially in regions prone to hail and wind events.

From an underwriting perspective, garden-style complexes are often viewed favorably due to their wood-frame or masonry construction and relatively low per-unit replacement costs. However, older garden-style communities built in the 1970s and 1980s may face challenges with outdated electrical systems, polybutylene plumbing, or aluminum wiring, all of which can increase premiums or trigger coverage restrictions.
